IPM Project Managed the extensive remediation works required to a number of properties, following damage caused by significant local flooding.
Following the events of major local flooding in January 2023, a number of Grands Vaux properties were significantly damaged and made uninhabitable. Andium Homes required an immediate response in order to remediate and repair these properties, to allow displaced residents to return to their homes.
IPM were appointed to lead the task as Project Managers, Client Lead, and as Health & Safety Project Co-ordinators (HSPC).
The works involved an extensive strip out of all water damaged materials, including woodwork, plasterboard, and all flooring and damp-proof membranes. This was followed by the industrial sanitisation and monitored drying out of the remaining buildings fabric.
Following extensive drying out, the properties were rewired electrically, fitted with new hot water cylinders, and new DPM’s, ceilings, insulation, plasterboard, and woodwork were installed. New kitchens and bathrooms were fitted, with new flooring, and full redecorations carried out. Gardens and communal externals were also cleared, sanitised, and repaired as part of the works.
IPM provided pro-active management and close collaboration with the team of contractors, Andium Homes, and the affected tenants, which allowed the earliest tenants to return home in 3 months, with the final property being complete after 5 months.
