IPM acted as Project Managers and HSPC for the delivery of a two floor Cat A & B fit-out at 38 Esplanade.
IPM Ltd were appointed to project manage the relocation of 200 staff to the 1st and 2nd floors of 38 Esplanade, covering approximately 1,230m².
IPM played a key role in finalising the pre-let agreements, collaborating closely with the Client, property agents and legal teams to ensure a seamless transition.
IPM assembled and coordinated the full professional team, overseeing all aspects of the design, including mechanical and electrical upgrades for both the Cat A and Cat B fit-out. Client-specific requirements, such as security and AV systems, were integrated through directly appointed specialists.
To meet the needs of a private banking environment, IPM facilitated multiple technical sessions with the Client and Design team, ensuring that all operational and technical requirements were addressed.
Following a rigorous tender process, a Principal Contractor was selected. IPM also managed the furniture procurement process to ensure cohesive and timely installation.
The project was delivered under a JCT Minor Works Contract, administered by IPM. Maintaining a hands-on approach, IPM developed strong collaboration between the Client and Contractor, providing regular updates through an interactive dashboard to the Client’s Project Team and Ambassadors. This proactive management approach led to the successful delivery of the project, both on time and under budget.
